Direct regulatory evaluation begins with verified parcel coordinates and project scope.
Every commercial inquiry is reviewed directly by Lourdes Negrón Montalvo. Initial consultations are scheduled individually at $50 USD to assess site zoning, agency requirements, and timeline risk.
Intake console and project parameters.
Provide commercial details, cadastral number (CRIM) if known, and the specific agency authorization required. We do not provide generic quotes without property details.
Government tariffs, OGPe submission stamps, Fire Bureau inspection vouchers, municipal construction taxes, and certified engineering stamps are strictly excluded from advisory fees and paid directly to government entities.
Ponce operational office & verified coordinates.
Operating directly from the southern commercial hub of Puerto Rico, serving ventures across Ponce and islandwide municipal jurisdictions.
In-person meetings: Consultations at the Ponce office or on-site inspections at your commercial facility are arranged strictly by prior appointment following preliminary intake. This ensures all property zoning records and cadastral files are pulled prior to our formal review session.
Case evaluation criteria and intake parameters.
To ensure rapid processing and avoid agency rejection, evaluate whether your project meets our intake requirements before submitting.
Commercial & Industrial Scope
We manage commercial retail, logistics warehousing, healthcare clinics, hospitality facilities, and commercial office buildouts. We do not process residential zoning disputes or individual residential permits.
CRIM Cadastral Number
Every commercial parcel in Puerto Rico is identified by a property cadastral number (CRIM). Having this number available on intake accelerates our zoning and land use verification by several days.
Lease or Title Standing
Single Business Permit applications require an executed commercial lease agreement or recorded title deed. Uncommitted prospective sites can receive initial consultation ($50) but cannot be filed until legal tenure is established.
Agency Fee Transparency
Our $300 permit coordination fee covers docket preparation and tracking. Statutory fees (OGPe stamps, Bomberos vouchers, municipal patentes) are invoiced separately as direct government pass-throughs.
